Welcome! Thank you for visiting.
Just like the rest of Gillespie County, the Heritage Hill Country Subdivision has seen a sharp increase in home prices. The Average home price in the neighborhood ended 2021 at $477,379 and for the first half of 2022 it is at $535,450. That’s a 10.9% increase in just the last 6 months. Now we are predicting a bit of a slow down for the 2nd half of 2022 but no one is expecting prices to go down in Fredericksburg, rather it just may take a little longer to find the right buyer. However housing inventory continues to be extremely low; and with a demand in housing in gate communities remain strong means now is a great time to sell.
I am happy to help you sell your home. I have sold real estate right here in Gillespie County for more than 20 years. Some things that set me apart from other agents; I have a full time Marketing Director. This insures that your listing gets out there on the web on multiple platforms where it can grab the attention of buyers. My Marketing Director designs a one of a kind webpage just for your home; this webpage includes a walk through video, interactive map, custom write up, and professional photos. I also have an in-house photographer! This helps your home make a beautiful debut into the real estate market. With more buyers than ever searching for homes online, making a good first impression is top priority. Fredericksburg is rated as one of the top places to retire and offers excellent health care with a regional hospital and wellness center. The Heritage Hill Country Community is a great gated neighborhood perfect for the retired home buyer. Some things that would appeal to potential buyers are the creek, landscaping and nature trails running through the 60 acre development.
